Hard Money Loans
Property-backed financing for your next opportunity.
Explore short-term funding for investment property purchases, renovations, and time-sensitive real estate projects.
See the potential.
Explore a path forward.
Hard money loans are typically short-term loans secured by real estate. They can support investment property purchases, fix-and-flip projects, and other opportunities where timing and property value play an important role.
Unlike traditional financing, these programs often place greater emphasis on the property, available equity, and the project’s repayment plan. Lenders may still review credit, financial resources, experience, and other qualifications.
Midwest Funding Advisors helps you explore property-backed financing and connect with lenders based on your project, timeline, and goals.

The property matters.
So does the repayment plan.
A strong project starts with a clear view of the collateral, costs, and how the loan will be repaid.
Property and equity
Lenders evaluate the property, its condition, value, and available equity. Loan amounts and borrower cash requirements depend on the program.
Costs and payment terms
Review interest, points, fees, payment frequency, and any balloon payment. Hard money financing can carry higher costs than conventional options.
A realistic exit strategy
Plan how you will repay the loan, such as through a sale or refinance. Allow for delays; refinancing is not guaranteed. Missed payments can put the collateral at risk.

Visit All FAQs ↗How is a hard money loan different from a bank loan?
Hard money lenders often focus more heavily on real estate collateral, equity, and the project’s repayment strategy. These loans are typically shorter-term and may have higher costs. Underwriting and documentation requirements vary.
Does my credit history still matter?
It can. Although property value and equity are important, lenders may also consider credit, liquidity, income, real estate experience, and other factors. Property collateral does not guarantee approval.
How quickly can a loan close?
Some programs may move faster than traditional bank financing, but timing depends on underwriting, valuation, title work, documentation, and closing requirements. Share your deadline so the lender can assess what is realistic.
Can renovation costs be included?
Some programs may include eligible renovation costs. Funds may be released through scheduled draws after inspections or other conditions, rather than all at closing. Ask about draw timing, fees, and any cash you must provide.
What is an exit strategy?
It is your plan for repaying the loan by maturity—for example, selling the property or qualifying for longer-term financing. Consider what happens if the sale takes longer, costs increase, or refinancing is unavailable.
Can I use this for my primary residence?
This page focuses on business-purpose investment financing. Owner-occupied or consumer-purpose loans have different requirements and may not be offered by the same lenders. Tell us your intended use before exploring a program.

Financing is subject to lender approval. Availability, property eligibility, funding timelines, rates, fees, collateral requirements, and repayment terms vary by lender, program, and applicant qualifications.
